What to Expect After Listing Your Home

Selling a house is quite a project. There is always so much preparation  and it normally takes longer and costs a bit more than originally anticipated. But in the long run it is well worth it. You will make your money back and have the opportuntiy to move into a new home.

Listing your house for sale can be exciting but if you do not know what to expect, the excitement can quickly fade.  The sales process can be both challenging and draining because you usually won’t get offers right at or above your asking price.

Upon signing a listing agreement, there are several things you can expect to occur. Understanding them will help the process go more smoothly.

Your agent will probably place your listing on the Maine MLS (Multiple Listing Service), letting other agents know that the house is for sale.  The house will appear in the internet, letting prospect know that it is available.  Soon a For Sale sign will appear in your yard. For some home sellers, seeing the sign in the yard will make the process feel more real. This may seem a bit uncomfortable at first, but remember, this will make way for your opportunity to move to a new home.

Once the “for sale” sign is up, a lock box will be attached to your home, usually to the front door. This box will contain a key which will give real estate agents access to your house when you aren’t home. This allows them to show the property to prospective buyers. Allowing your house to be shown without you present is very important. People who are looking at your home will want to picture their belongings there, and this can be more difficult to do when you are home.

Not having a lock box installed will mean the agent who wishes to show your home will have to track your agent down who, in turn will have to find you  to check for your availability each time someone wants to see your property. This may simply not fit into the schedule of the prospective buyer and you may lose offers that way. Having a lock box also works in your favor in a slow market, so it’s an advisable option.

Open houses will then be scheduled for certain days. They will be advertised and will allow people to come see your home all at once. Again, you should not be present for these.

Once an offer is made, you will be given the opportunity to accept or negotiate it. Upon agreeing on a price, you and the prospective buyer will begin the selling/buying process.

Listing a home is a lot of work for both you and the realtor, but well worth it in the end. You’ll make money from the sale of your home while hopefully moving up into a bigger, better option.
